The Domain Austin

The Domain is Austin’s largest retail development in the Austin area, with $1.8 million square feet of retail and restaurant space.  The Domain is living up to its goal of becoming a second downtown with employers, apartments, dining and shopping all within its borders.  

North Italia considers their food a love letter to Italy, serving up classic Italian dishes and pizzas with a modern twist.  Patrons especially love their truffle oil garlic bread.  They also have an extensive wine list and house-made cocktails.

Best Neighborhoods in Austin: Great Hills

We wrote about the Great Hills neighborhood over three years ago.  Austin has changed A LOT in the last three years, and the Great Hills area is no exception.

Great Hills is conveniently located in Northwest Austin north of Capital of Texas Highway/Loop 360 and west of Highway 183.  It is also close to 2222 and Mopac/Loop One.

Great Hills is located close to the Arboretum, which is full of shops and restaurants.  Baretto is a new Italian restaurant that serves unique handmade cocktails and has an extensive wine and beer list.  A great neighborhood place to meet up with friends or for a date.

Modern Market is another new restaurant in the Arboretum, focusing on fresh, local, high-quality ingredients and meals made from scratch.  They pride themselves on being able to accommodate just about any dietary need, from vegan to gluten-free to paleo and list the ingredients and nutritional information right there on the menu.

For middle school, children in sixth through eighth grade who reside in the Great Hills area and are zoned to AISD attend Murchison Middle School.  Murchison is an International Baccalaureate campus.  RISD’s middle school for Great Hills denizens is Canyon Vista Middle School.

Students in grades nine through twelve attend Anderson High School in Austin ISD and Westwood High School in Round Rock ISD.  Anderson was ranked as one of Newsweek’s Top American High Schools in 2016.  U.S. News and World Report ranked Westwood number 249 in the nation on its ranking of the top high schools in the country.

Hotel Construction Boom in Downtown Austin

There’s a hotel boom happening in downtown Austin.  The latest entry is Hotel Zaza which announced it will finally begin construction on its long anticipated hotel.

Hotel Zaza announced they would be building a new hotel in 2012, but due to numerous delays, construction is just beginning, the Austin American Statesman reports.

The hotel, to be built at West 4th and Guadalupe streets, will be 24 stories and have 160 hotel rooms and 200 apartments.  It will be built on the site of the former Ginger Man Bar and will incorporate some bricks from that iconic building.  

Originally, the project was supposed to break ground in 2014 and be completed in 2016.  The new completion date is near the end of 2018.  The opening date is the only change in the project.

The project will have several restaurants, two pools, meeting space and a spa, according to an Austin American Statesman article from when the project was first announced.  Hotel Zaza already has very popular locations in Dallas and Houston and the company spent years searching for the perfect location in Austin.

Hotel Zaza prides itself on customizing its hotels to the local market, always with an eye towards luxury.  Its newest location in the Warehouse District will be great for both the area and nearby Republic Square park.  There’s also a lot of nearby office space, including Google, which is good for both the hotel and the apartment sides of the building.

Another hotel currently under construction is the Fairmont Austin, being built at 101 Red River Street across from the Convention Center.  The $350 million dollar project will have 1,068 rooms and 37 stories, the Austin Business Journal reports.    

The Fairmont will create 700 construction jobs and 900 jobs at the hotel once it is completed.  It will have five restaurants including a steak house, a charcuterie, Southern Italian, Asian, and American cuisine.  There will also be a bar in the lobby with a view of Palm Park, a Rooftop Terrace Club on the 7th floor, 106,000 square feet of meeting space, and a walkway from the hotel directly to the Austin Convention Center.  In addition, Austin institution Speakeasy will take up residence in the hotel.

The Waterloo Tower Hotel is another project planned for the downtown area, the Austin Towers Blog reports. This 260 room hotel is planned for the corner of 12th and Red River Streets, on the site of the current Brick Oven Pizza restaurant.  

The hotel will be in the middle of the Innovation District, which is what planners are calling the area around the new Dell Seton Medical Center, scheduled to open next year.  The project doesn’t have a lot of details, but it will be 22 stories and have a 3,700 square foot restaurant.  Despite its proximity to the State Capitol, the .436 acre lot is safely, but narrowly, out of the Capitol View Corridors map.

Austin Proper Hotel and Residences begins construction this year as part of the Greenwater redevelopment in the Seaholm District. This 32 story high-rise will have 245 hotel rooms and 99 luxury condos and penthouses for sale.  

Scheduled to open near the end of next year, amenities will include two swimming pools on the roof, a wellness center and spa, and several restaurants.  The restaurants will be operated by the same group that manages Austin favorites Lambert’s, Perla’s, Elizabeth Street, Clark’s Oyster Bar, the Josephine House, and Jeffrey’s Restaurant and Bar.  Proper already has locations in Hollywood, Los Angeles, and San Francisco.

Travis County Approves Wildhorse Improvement District

The Wildhorse Ranch project in far east Travis County has been on the radar for ten years, but County Commissioners gave it a boost that may result in it finally coming to the life, the Austin American Statesman reports.  

The Travis County Commissioners Court gave the okay to making Wildhorse Ranch, a 1,450 acre development near Walter E. Long Metropolitan park, a public improvement district.  This would make it possible for the developers to issue bonds through Travis county to pay for road and drainage improvements.  

The developers would then in turn charge property owners who buy into the residential and commercial development $800 to $1000 annually to pay for the $65 million bond.  The goal, according to proponents, is to encourage development in areas that need it.

Austin would still need to approve the special district, however, and city staff has recommended no more special districts be created at this time.  The city has 30 days to reject the designation.

The Wildhorse development has already been given $6 million in road and sewer improvements, funded by the city, and is asking the city to partner on road construction.

The developer estimates the project will have 1.5 million feet of commercial space, which he thinks would provide 5,000 jobs.  

Wildhorse Ranch is located in Austin, northeast of Walter E. Long Lake and south of US 290 and will have 698 acres of parks and open space, 478 acres of single-family homes, 94 acres of retail space, 85 acres of office, EMS, and rail station, 46 acres for roads, and 27 acres for schools.

The proposal includes 2,400 single-family homes, 1,060 apartments, and 200 condos, all on land located about 15-20 minutes from downtown Austin.  Residents will be zoned to Manor ISD schools, and up to two elementary schools may be located in the community.  

Proposed amenities include miles of hike and bike trails, playscapes, picnic spaces, pools, an activity center with meeting and event rooms, a pond, and a farmers’ market that will double as a general store.  

Wildhorse Ranch wants to be a contained community that has everything residents need, while still connecting, via a multitude of transportation options, to the greater Austin area.  There will be a variety of pricing levels for homes to make a diverse community.  The developer is also emphasizing water saving measures and other green-building features, including making Parmer Lane Travis County’s first sustainable roadway.

Brand New Apartment Construction in Northwest and North Central Austin

Apartment construction is booming in Austin!  There are a total of 18,893 new apartment units being built right now.  Let’s take a look at what’s coming down the pipe in Northwest and North Central Austin.

In Northwest Austin several communities are in the process of being built.  Near McNeil and 183, a 179 unit community called Urban North will have one and two bedroom apartments ranging from 581 to 1098 square feet and featuring full-size washer and dryers, hardwood floors, and granite counters.  The community will have a dog park, a fitness center, a parking garage and a resort style pool.  There will be no breed or size restriction on pets, either!  Rent is projected to range from $1,095 to $1,595 and the community will be convenient to restaurants and shopping.
