Austin's Jump in Rental Costs Sixth Highest in Nation

The increase in rent costs for Austin from 2014 to 2015 was the sixth highest in the country, according to Zillow's Rent Index, KVUE reports.

Austin's rent jumped 7 percent to a median rent of $1,657.  Nationally, rent rose 3.3 percent to a median of $1,350.  

Zillow also found that Austin's median home price was $222,600, a 10.8 percent year-over-year increase.  The national median home value is $178,500.

By the end of 2015, Zillow thinks that the growth in rent will be more than the growth in home values.  The number one rent jump was seen in San Francisco, California.

The "Youthification" of Austin

Austin is seeing an influx of young residents, making it #2 on a list of national cities that are experiencing "youthification".  Not sure what that is?  Read on for an explanation from CultureMap.  

Dr. Markus Moos, a geographer and urban planner at the University of Waterloo, came up with the name as a way to describe the trend of young people ages 25 to 34 to move to the urban center of cities.  They begin taking over low-priced, often formerly industrial areas, and soon the area experiences an increase in restaurants, bars, and #apartments.

Moos' Generational City project found that 16.9 percent of Austin's population is between the ages of 25 and 34, which is the 2nd highest in the United States, after Salt Lake City.

The biggest numbers of young adults are living within six miles of the center of Austin, mostly west of I-35 and north and south of the Colorado River.  There is an additional high concentration of young people living in Northwest Austin, close to Jollyville.

Forbes Names Austin the Next Silicon Valley Tech Hub

Forbes has named Austin as the most promising next tech hub.  Los Altos, California, which is in the middle of Silicon Valley, is now the most expensive market in the country and real estate investors are looking for the next technology boom town.  

Austin's young, highly educated population and large amount of venture capital, contributes to its top spot on the list.  Austin's position as the "Live Music Capital" as well as its growing restaurant scene, make it attractive to tech industry professionals and companies alike.  

Our city has 17 companies on the Inc. 5000 list and the Austin Technology Council forecasts that 9,000 new positions will be created in the tech sector by 2017.  This explosive job growth helped Austin nab the 2nd spot on Forbes list of Best U.S. Cities for Future Job Growth.

Austin's real estate market is strong, landing it on lists like the Urban Land Institute (ULI) and PricewaterhouseCoopers' list of "U.S. Markets to Watch:  Overall Real Estate Prospects" where it came in #2.  The "Emerging Trends in Real Estate 2015 report ranked Austin as the number one market for homebuilding, second for investment, and fourth for development, siting its median real estate purchase price of $216,000 and high urban growth of 8.6 percent as strengths.  ULI's report also said Austin's affordability is attractive to investors.
