Balcones Woods


This month, we’ll be spotlighting the Balcones Woods neighborhood of Austin, Texas.  Balcones Woods is a North Austin neighborhood located East of 183 between Braker and Duval off Balcones Woods Drive.  This small community is coveted for its location, which is convenient to employers both in Austin and Round Rock, its schools, and its suburban feel.  

Balcones Woods has direct access to 183, and is just minutes from Mopac, Loop 360 and I-35.  Area employers include Seton Northwest Hospital, Dell, which is just north in Round Rock, and Apple, who is expanding their operations very nearby. There is bus service for both Cap Metro and the UT shuttle within walking distance, so the area is also popular with students.  The area is also just a few minutes from both the Arboretum and the Domain, which each have a wealth of restaurants and shops for your dining and shopping pleasure.

Demand to Live Downtown Still Outweighs Supply


Downtown Austin continues to be a popular place to live.  Despite the fact that thousands of units are being built, it's still not enough to keep up with demand, so rental rates should continue to be high.  I was interviewed by KVUE for their story on Demand for Downtown Apartments in Austin.  The story also ran on the Houston ABC affiliate, KHOU.

While the population of downtown Austin is currently less than 10,000, the city wants to get 25,000 people living downtown.  With all the units under construction, that goal seems more attainable than ever.

People are attracted to downtown for the convenience of being able to walk to work, entertainment and nightlife.  It's the hottest part of Austin.  25,000 new units should be built by next Summer, from Lamar to Rainey Street, but they won't be able to keep up with demand enough to cause prices to go down.

Rents downtown are $1,500 for a studio apartment, One Bedrooms are going for $1,500-$2,000 and Two Bedrooms start at around $2,500.  Currently, the city says there are at least six new apartment complexes being constructed in downtown, a number that increases daily.

Steiner Ranch Apartments


This month, we’re spotlighting the Steiner Ranch neighborhood of Austin, Texas.  This week, we’ll be taking a look at the apartments in this Northwest Austin community.

Monterone Steiner Ranch offers attached garages, townhomes, a spa resort, lake views, and is located in the acclaimed Leander ISD school district.

Steiner Ranch Schools and Employers


This month, we’re spotlighting the Steiner Ranch Neighborhood of Austin, Texas.  This week, we’ll be taking a look at the schools and some of the employers in this Northwest Austin Community.

Steiner Ranch is located in the Leander School District, which is ranked Recognized by the TEA.  Students in grades nine through twelve attend the TEA Recognized Vandegrift High School.  Vandegrift high school’s mascot is the Vipers, its enrollment is over 1,600, and it opened in 2009.  The class of 2012 was the first class to graduate from this brand new school.

Canyon Ridge Middle School is ranked Exemplary and serves Steiner Ranch students in grades six through eight.  Their mascot is the Eagles.  

Steiner Ranch is served by three elementary schools, Laura Welch Bush, Steiner Ranch, and River Ridge.  Laura Welch Bush Elementary is ranked Exemplary and their mascot is the Stars.  Steiner Ranch Elementary is also ranked Exemplary and their mascot is the Stallions.  River Ridge Elementary has Exemplary status as well and their mascot is the Ratters.

Steiner Ranch and the surrounding area is home to many tech companies.  One of these is Digital Motorworks, who processes data for almost all of the car dealerships in the U.S. and Canada.  They employ customer service representatives, managers, sales people, and software designers at their local Austin offices just 7 miles from Steiner Ranch.

Bazaarvoice is another tech company located in the “Silicon Hills” near Steiner Ranch.  Bazaarvoice develops products to help retailers capture customer input through things like online surveys and comment sections.  They employ 550 people in Austin, but have offices around the globe.

Longhorn Village is a retirement community that employs many medical professionals to care for its residents, as well as groundskeepers, housekeepers, kitchen staff and adminstrative staff.  This first-class Retirement Community is partnered with the Texas Exes Association to really provide the University of Texas experience to retirees no matter what their alma mater.
